What is your criteria for approving a rental application?
Our basic criteria is that applicants have a gross (pre-tax) monthly household income of at least 3 ½ times the rent, and a credit score of 650 or better. We also require verification of rental history for at least last two years unless applicant is a prior homeowner. -
Can you hold a place before I apply?
We typically can hold a property for up to a month depending on the situation, quality of the application, etc. We require a security deposit before a house is removed from the market and held for a new tenants. -
Do I pay first month’s rent and last month’s rent with my security deposit?
We require the security deposit, any pet deposits, and a minimum of one months rent prior to releasing the keys to the property. -
How old do you have to be to apply?
We do not have an age requirement but all prospective tenants must have established credit and income to qualify . All potential tenants who are 18 years or older must submit an application. -
Is the deposit refundable?
Security deposits are completely refundable less any necessary expenses for cleaning and or tenant related dange that is beyond normal wear and tear. Some pet deposits are non-refundable. -
Do you accept co-signers?
We generally do not accept co-signer arrangements. All tenants on a lease must qualify under our income and credit criteria. -
You have a property I want to rent. How do I apply?
You can submit an application on-line at https://www.rentapplication.net/ftmdi0. The application fee is $40 per applicant. -
How do I pay rent?
We provide multiple payment options including an on-line portal for all tenants. -
I want to get a pet. What do I do?
If we approved a lease without a pet, a tenant must obtain approval, pay a pet deposit (typically $300 per pet) and sign a pet agreement before bringing an animal onto the property. -
I want to move out, but my roommate wants to stay. What do I do?
Contact us to discuss a possible agreement. All persons on a lease are liable for the full rent amount. If one tenant moves out it does not release the other tenants from obligation to pay the full rent. A tenant who moves out prior to the end of the lease without an agreement with management will have breached the lease and can be held liable. -
My lease expiration is coming and I want to move out. What do I do?
Even though the lease has an expiration date, tenants (or landlords) are required to provide written notice of termination per paragraph 4 of the lease. If notice is not given by the last day of the preceding month then the lease is automatically extended for another calendar month. For example: if your lease expires on December 31, you must provide written notice no later than November 30 that you are terminating the lease on December 31. If notice is not received by November 30, the lease is automatically extended to january 31. -
Who is responsible for paying for repairs & maintenance requests?
The property owner is responsible for repairs and maintenance. However, the tenants is responsible for the cost of any property damage resulting from tenant negligence or damage beyond normal wear and tear.
